Very nice hideaway bed couch, it comes out of a lake house and looks to be only lightly used!! The bed operates very nice, it is 20 inches high at the cushion, 25 inches high at the armrest and 33 inches high at the back!! IT doesn't sit down too deep to give older people trouble getting up!!
